Punjab’s limited-time stamp duty relief offers a rare opportunity for homebuyers in Mohali, Zirakpur, and Derabassi. With stamp duty starting at just 1% till January 31, 2026, buyers can save lakhs by booking early.
The Punjab government has rolled out one of the most buyer-friendly stamp duty reforms in recent years. The move brings massive relief to homebuyers in cooperative housing societies, especially in high-demand locations like Mohali and Zirakpur. However, the benefit is time-sensitive, making early booking absolutely crucial.
According to the notification issued on January 12, 2026, buyers who complete property registration by January 31, 2026, will pay just 1% stamp duty, instead of the usual 8%. After that, rates will rise every month—2% in February and 3% in March. From April 1, 2026, full stamp duty will be applicable again.
This relief applies to subsequent buyers purchasing flats or plots from original allottees in cooperative housing societies registered under the Punjab Cooperative Societies Act, 1961. In a major boost, original allottees have been completely exempted from stamp duty.
Adding to the benefit, buyers are also exempt from Social Infrastructure Cess (SIC), PIDB, and SIDF charges. Only a mandatory 1% registration fee remains. The government has also capped transfer fees charged by societies, protecting buyers from unexpected costs.
Mohali MLA Kulwant Singh confirmed that nearly 24–25 cooperative societies in Mohali alone house around 5,000 to 7,000 families awaiting registration. Many of these families have lived in their homes for years but delayed registration due to high expenses. For a property worth ₹1 crore, buyers can save up to ₹7 lakh, making this a once-in-a-decade opportunity.
To avoid missing out due to delays, authorities have assured buyers that if stamp papers are purchased and documents submitted by January 31, 2026, the 1% rate will still apply, even if registration is completed later. If societies delay issuing NOCs or NDCs, Special Registrars may be appointed to speed up the process.
